Overview – HRS / City Edge Residents Briefing

 

Recently, a consultation was held with residents of the City Edge Apartment to give an overview of the works that we will be carrying out, how we intend to do this and the affect that this will have on the building users. Below is an overview of the information provided an the discussions held in order to bring residents that weren’t able to attend, up to speed.

 

Introduction

HRS Cladding are highly experienced within the construction industry and specialise in cladding remediation projects, particularly projects where residents remain in the property whilst work is being completed. We have a dedicated resident liaison team to work alongside the site team to ensure the project runs as smoothly as possible with minimal disruption so there is always someone on hand answer any queries.

 

Scope of Works

The works that HRS have been contracted to carry out is to ensure that the building is as safe as it possibly can be in the event of a fire. Briefly it is as follows…

  1. Remove existing brickwork and cladding
  2. Remove existing weatherproofing membranes and timber sheathing boards
  3. Top up missing wall insulation and ensure existing construction meets regulations
  4. Install new, non-combustible sheathing board and membranes.
  5. Install cavity barriers to prevent the spread of fire and smoke between apartments.
  6. Install new brickwork and cladding.

 

Sequence of Works

Our project is based on the logistics plan shown above and will work in the following sequence.

TEAM 1 will commence on site week commencing 11th May and begin working in area F2, before working around the building through areas F1, E & D. The removal of brickwork and new weathering to each area will take around 6 weeks before moving onto the next. A separate team will then follow behind and re-install brickwork, which will take around a further 5 weeks.

TEAM 2 will commence around 6/8 weeks later and commence on area C before working around to area B, A2 & A1. The process will be the same as outlined for TEAM 1 with each area taking around 6 weeks before brickwork can be installed.

The project as a whole is scheduled to run for around 12 months but regular updates will be provided.

 

Site Set Up

As you will have seen, we currently have a small site compound within the car park. This is home to the temporary welfare facilities and storage required for scaffold erection.

The long term plan is to use this for material and waste storage only, with the main welfare area being located outside of the building perimeter, with Manchester City council granting permission for site cabins to be placed on City Road. This will reduce the amount of disturbance to the car park and keep site activities separate from resident as much as possible. These cabins will be delivered week commencing 18th May.
