We would like to provide you with the latest update regarding the ongoing remediation works at The Anchorage. Good progress has continued across both Phase 1 and Phase 2 work areas, with several key elements now completed and preparations underway for the next stages of the programme.
PROGRESS
Phase 1 – Rear Elevation
Works to the rear elevation have progressed well during this period, with all brickwork and blockwork activities now completed.
The removal of protective wrapping and adhesive residue from installed doors and windows is also underway, with approximately 20% completed to date. Window and door cleaning works have progressed significantly, with around 80% now complete. Cleaning to the first-floor level is still outstanding and will continue as access allows.
Phase 2 – Car Park Gable
Substantial progress has also been made to the car park gable elevation. All existing brickwork and sheathing board materials have now been removed in preparation for the new façade system.
Additional insulation and vapour control layer (VCL) installations have been completed where required, alongside the installation of fire-rated casings to all boiler flues.
Door and window support brackets have now been installed, together with approximately 50% of the parapet support brackets to the penthouse level.
Installation of the Y wall boards across the full façade has also been completed, and waterproofing membrane works have now commenced to all door and window openings.
KEY MILESTONES
Phase 1
- Penthouse cladding installation scheduled to commence from 1st June 2026
- Scaffold dismantling currently programmed for 30th June 2026
Phase 2
- Completion of internal build-up works and fire barriers targeted for 30th May 2026
- Brickwork installation scheduled to commence from 1st June 2026, with an estimated duration of four weeks
UPCOMING WORKS
Over the coming weeks, the site team will continue progressing the activities outlined above, including:
- Completion of internal fire protection measures
- Commencement of brickwork installation
- Penthouse cladding installation
- Continued cleaning and finishing works to windows and doors
- Waterproofing and façade preparation works
POTEMTIAL DISRUPTION
While every effort will continue to be made to minimise inconvenience, residents may experience some disruption associated with ongoing construction activities.
Potential disruption may include:
- Noise associated with telehandler operations, particularly once brickwork activities commence
- General operational noise from the goods hoist
- Periodic noise during skip exchanges and material deliveries
- Operatives working externally from scaffold platforms adjacent to windows and balconies
For privacy, residents may wish to keep curtains or blinds closed when operatives are working directly outside occupied areas.
Please also note that routine fire alarm testing will continue to take place every Friday afternoon.
