Progress

Elevation 7 – Royce Road

Works have progressed well along the Royce Road elevation, where brickwork has now been stripped from the roof level down to approximately Level 2. This demolition is expected to continue down to ground level early next week, subject to programme and site conditions.

Behind the removed brickwork, the exposed substrate has been temporarily sealed using a fire-rated breather membrane. This provides interim protection and prepares the surface for the next stage of works, including replacement of OSB boards with the approved Y-wall system.

Key Milestones

The project has now reached several important milestones:

  • Full access scaffolding has been completed across the relevant elevations, enabling demolition and remediation works to proceed safely and efficiently
  • Brickwork demolition on the Royce Road elevation is nearing ground level, with completion of this phase expected early next week

Upcoming Works

Over the coming month, the following activities are planned as the project continues to ramp up:

  • Continued demolition of existing brickwork across the building
  • Installation of an additional Haki staircase on the City Road elevation to improve site access
  • Installation of an additional goods hoist on the City Road elevation
  • Establishment of site cabins and storage facilities on City Road
  • Increase in labour resources as site operations scale up
  • Installation of new non-combustible insulation within studwork where required
  • Remediation of substrate within the wall cavity, including replacement of OSB boards with approved Y-wall sheathing boards
  • Installation of breather membrane following completion and sign-off of sheathing works
  • Installation of EPDM/ISM seals around all apertures once preparation works are complete

Potential Disruption

As works progress, residents should be aware of the following temporary impacts:

  • Car parking spaces on City Road have been suspended and will shortly be used for site set-up, including site cabins, a goods hoist, a 20-yard skip, and perimeter hoarding
  • HRS will require access to some apartments to carry out dilapidation surveys to external walls as works progress

Every effort will be made to keep disruption to a minimum and to ensure any access requirements are communicated in advance.
