Progress Update
Phase 1 – Rear Elevation
Works to the rear elevation have continued to progress well. During this period, the project team completed the removal of all protective wrapping and adhesive residue from the window frames, helping to improve the appearance of the completed areas and prepare them for final handover activities.
Phase 2 – Car Park Gable
Significant progress has been achieved on the car park gable elevation. The existing OSB timber sheathing board has been fully removed and replaced as part of the remediation works.
Additional non-combustible insulation has been installed where required, followed by the installation of a new non-combustible cementitious board system across the entire elevation.
Support brackets and EPDM seals have also been installed to all window and door openings, providing an important weatherproofing element within the new façade system.
In addition, new fire barriers have been installed from Levels 1 to 4, further progressing the building’s fire safety improvements.
Key Milestones
The following key milestones have either been achieved or are scheduled in the coming weeks:
Phase 1
- Penthouse cladding installation scheduled to commence from 1st June 2026
- Scaffold dismantling currently programmed for 30th June 2026
Phase 2
- Completion of internal build-up works and fire barrier installations targeted for 30th May 2026
Upcoming Works
Over the next month, the project team will continue progressing the remediation programme with the following activities:
- Commencement of brickwork installation to Phase 2 from 1st June 2026
- Installation of the new penthouse cladding system
- Continued cleaning and finishing works to windows and doors
- Waterproofing works and façade preparation activities
- Ongoing quality inspections and completion works as areas become ready
Potential Disruption
While every effort will be made to minimise inconvenience, residents may experience some temporary disruption associated with ongoing construction activities.
Potential impacts may include:
- Noise generated by construction tools and equipment
- Noise associated with telehandler and goods hoist operations
- Deliveries, material unloading and skip exchanges throughout the working week
- Operatives working externally from scaffold platforms adjacent to windows and balconies
Residents may wish to keep curtains or blinds closed when operatives are working in close proximity to occupied areas to maintain privacy.
