Progress Update
Throughout May, the project team continued to make steady progress across the development, with activity focused primarily on the Ludgate Hill elevations.
Upper Ludgate Hill (Phase 2)
Works have advanced significantly at high level, with the removal of the existing cladding and PIR insulation continuing across the elevation. Following removal, new insulation has been installed and any identified structural issues have been addressed. Areas completed to date have subsequently been boarded and sealed in preparation for the next phase of remediation works.
Lower Ludgate Hill
Good progress has been made on the Lower Ludgate Hill elevation, which is now fully boarded, membraned and reinforced. Support brackets for the new façade system have also been installed.
In addition, repairs have been completed to several balcony areas to address defects and help reduce longstanding water ingress issues affecting the building envelope.
Courtyard and Naples Street
Preparatory works continue within the Courtyard and Naples Street areas. Progress is currently dependent upon the receipt of further design information from the project architects relating to several specific locations. Once this information has been finalised, installation of the fire cavity barriers and replacement cladding system will commence.
Simpson Street
The Simpson Street elevation has progressed well and is now fully boarded and insulated. Installation of the weatherproof membrane has also been successfully completed, providing an important milestone ahead of the next phase of works.

Upcoming Works – June 2026
During June, the project team intends to commence installation of the fire protection and cladding systems across all Phase 1 work areas, including the Simpson Street elevation.
Works to the Upper Ludgate Hill Phase 2 areas will continue throughout this period, with further removal, remediation and installation activities taking place as the programme progresses.
Potential Disruption
At present, no additional disruption beyond the existing scaffold arrangements is anticipated.
Residents should continue to expect:
- Scaffolding to remain in place while remediation works are ongoing
- General construction activity during normal working hours
- No further planned access restrictions or significant disruption at this time
Should any changes arise that may affect residents, the project team will communicate these as early as possible.
