We would like to provide you with an update on the ongoing remediation works currently being undertaken at the development. Good progress has continued across several elevations during this period, with works focused on enabling activities and the installation of the new fire protection and cladding systems.

PROGRESS

Upper Ludgate Hill & Simpson Street

Significant progress has been made to the Upper Ludgate Hill and Simpson Street elevations during the past month. The Phase 2 scaffold installation has now been completed, providing full access for the next stages of remediation works.

Works have also commenced to strip the existing cladding from the Simpson Street elevation. Alongside these activities, several leaks have been repaired and areas of rotten timber have been identified and remediated where required.

Installation of the new fire barriers and replacement cladding system has also now commenced within these areas.

Naples Street & Courtyard

On Naples Street and within the Courtyard elevation, installation of the support brackets has been completed, marking the beginning of the new cladding system installation works.

All identified rotten timber remediation works within these areas have now also been completed.

Lower Ludgate Hill – Phase 1

Early phase works are continuing within the Lower Ludgate Hill Phase 1 area, including timber remediation, boarding works, and the installation of fire stopping measures.

KEY MILESTONES

The following key project milestones are scheduled as works continue to progress:

Courtyard

• Commencement of the fire remediation system installation
• Commencement of cladding installation and external window decoration works

Naples Street

• Commencement of the fire remediation system installation
• Commencement of cladding installation and external window decoration works

UPCOMING WORKS – MAY 2026

Throughout May, works will continue across the Phase 1 areas with a focus on progressing the installation of the fire protection system and replacement cladding.

Planned activities include:

• Courtyard – installation of the fire protection system and cladding
• Naples Street – installation of the fire protection system and cladding
• Lower Ludgate Hill – commencement of further remediation works
• External window frames – completion of decoration works where accessible and practical

Simpson Street remains a priority area for the project team, and works within this location are being accelerated throughout May to maintain programme progress.

POTENTIAL DISRUPTION

At this stage, no additional disruption beyond the existing scaffold arrangements is anticipated.

Residents should expect:

• Scaffolding to remain in place while works continue
• General construction activity during normal working hours
• No further planned access restrictions or disruption at this time
