The Anchorage – Project Update

Progress

Phase 1 – Rear Elevation

Good progress has been made to the rear elevation, with approximately 60% of the cladding support rails now installed to the top-floor penthouse areas. Installation of the window and door flashings has also commenced, with mastic sealing works to follow.

Phase 2 – Car Park Gable

Works have continued on the car park gable elevation, including the installation of fire barriers and parapet support straps to the penthouse balcony walls. New brickwork and blockwork have also been completed to all currently accessible areas.

Key Milestones

Phase 1 – Rear Elevation

The removal of the scaffold to the rear elevation has been delayed slightly due to programme changes. We are now aiming to commence scaffold dismantling during August.

Phase 3 – Front Elevation

Scaffold installation to the front elevation commenced on Monday 6 July, marking the next phase of the remediation works. we are expecting this installation to be completed within the next couple of weeks.

Upcoming Works

Phase 1 – Rear Elevation

  • Application of mastic to all window and door openings.
  • Installation of replacement boiler flues.
  • Installation of the remaining cladding panels to the penthouse areas.

Phase 2 – Car Park Gable

  • Installation of spandrel cladding panels.
  • Completion of flashings and mastic sealing to window and door openings.
  • Installation of fire barriers and cladding panels to the penthouse areas.

Phase 3 – Front Elevation

  • Erection of scaffold.
  • Removal of the existing brickwork and sheathing boards.
  • Installation of new insulation.
  • Installation of non-combustible cementitious sheathing boards.
  • Application of EPDM weather seals to all window and door openings.

Potential Disruption

As work progresses through the next stages of the project, residents may experience some temporary disruption, including:

  • Construction noise from power tools and operatives working from the scaffold, particularly around windows and balconies.
  • Noise associated with the telehandler, goods hoist and general site operations.
  • Temporary noise from material deliveries and skip exchanges.
  • Temporary management and segregation of the main entrance during scaffold erection to ensure the safety of residents, visitors and the public.
  • Temporary restrictions to the use of sliding balcony doors while work is being undertaken in the immediate area. These measures are necessary to ensure the safety of both residents and our site team – however, they will still be able to open for ventilation. .

We appreciate that these works can be disruptive at times and would like to thank all residents for their continued patience and cooperation while these essential fire safety improvements are carried out.
