We’re pleased to share the latest progress on the cladding remediation works at Kemley House.

Following the recommendations from our structural engineer, the specified remedial works have now officially commenced. At this stage, we are focusing on a single elevation as we await full approval for the works and associated costs from Homes England.

Current works
Activity has begun on the elevation above the car park entrance, where samples and trial areas  are being carried out on the upper floors. These trials are expected to be completed and signed off by product manufacturers by the middle of the week commencing 11 August, after which follow-on works will begin.

Our approach is to work from the top down, completing one floor at a time until it is weatherproof. At this stage, it is hard to give an exact duration, as trials are still on going, but we expect each floor to initially take around 4 weeks (with the hope that this will reduce as the project progresses). Once every floor on this elevation is sealed, the entire area will be watertight, and we will then begin re-installing the cladding system.

Looking ahead
Once Homes England approvals are in place, we will begin work on a second elevation, the one currently fitted with a mast climber that is not yet in use. The same top-down process will be applied here and to all other elevations. As multiple elevations are worked on in parallel, progress will pick up pace and we will begin to see good progress.

With more progress, come the requirement for more materials and the production of more waste. This means that you can expect to see more deliveries arriving on site and more waste skips being exchanged.

Both of these can be particularly disruptive to access but we ask that you please bear with us as delivery vehicles may occasionally result in short-term closures of the car park entrance. We appreciate your patience as our unloading options are very limited given the location of the project.

Next week, we are expecting delivery of a new site cabin, which will be one of our first major deliveries. This will be positioned on the opposite side of the car park from the existing cabin is currently located. We hope this adjustment will, not only improve the facilities available for the site teams, but slightly improve visibility when entering and exiting the car park.
