The following article is intended to provide an update on the current status of the project and outline the processes that we are currently working through in order to progress the works on site.
As I’m sure many have noticed, progress on the site has slowed recently; however, rest assured that a great deal has been happening behind the scenes. Hopefully, the following will help shed some light on this.
Project Overview
The first stage of the remediation works, following the installation of access, began with the removal of sections of the external brickwork. During this process, we uncovered some unforeseen details that didn’t match the concept drawings. Whilst these issues do not compromise the building as it currently stands, they do require attention to ensure long-term safety and regulatory compliance.
Given the nature of the project, a structured process must be followed when addressing issues like these. We want to take a moment to explain this, as it may help clarify why visible progress on site has temporarily paused.
Once an issue is identified, our consultants are invited to attend the site to assess it in detail, allowing them to develop a proposed remedial solution. This proposal is submitted to the client-side consultants for peer review and approval, ensuring that all parties are confident in the recommended approach.
After the remedial action is agreed upon, the additional works must be priced by our specialist contractors and quotations submitted. These costs are then sent to Homes England for review and approval, as they are responsible for funding decisions. Only after we receive this approval can we move forward with the next stage, which is actually completing the works and getting the project moving again.
Following approval, time is needed to procure any additional materials and arrange for their delivery to site. Once everything is in place, the physical works can then recommence and works gangs can return to site.
We fully understand how frustrating it can be to see work on site pause, and we do appreciate your patience and understanding. We hope this update provides some insight into the unseen work that is essential to ensuring the project progresses safely, correctly, and efficiently.
Current Status
Bearing in mind the process outlined above, various work items are at various design stages. Once finalised, the costings will be submitted to Homes England for funding approval.
Despite the lack of funding, the site team remain in place to assist with any queries that you may have and to ensure that site is kept safe and secure.
Upcoming Works
Over the couple of weeks, visible progress on site may still be limited while we wait for the necessary approvals. However, additional surveys may be carried out during this time to prepare for the next stage of work.
We are aiming to recommence remedial works by early/mid August, subject to approval timelines. Once works resume, we will also be exploring options to recover lost time and minimise further delays.
