We would like to provide an update on the ongoing cladding remediation works across the building, including progress to date and our plans for the weeks ahead.

Prospect Street Elevation

All floors on the Prospect Street elevation have now been fully stripped, and the structural remedial works are complete.

Our priority between now and Christmas is to re-insulate and make all floors weatherproof. Once complete, this will eliminate the water ingress and damp issues previously experienced. We expect this work to be finished by mid-December.

New windows are scheduled to be ordered within the next week. If they arrive before the Christmas break, we will begin installing them immediately. Please note that window replacement is highly weather-dependent, as we must avoid exposing the building unnecessarily.

Spencer Street Elevation

On the Spencer Street side, structural remedial works have been completed and re-insulation and weatherproofing has commenced on the upper level.

Now that all structural remedial works and window replacement details have been fully agreed and signed off, we will be progressing one floor at a time. This means that once cladding is removed from a floor, it will be re-insulated and made weather tight before work begins on the next. This approach will prevent the issues experienced previously on the Prospect Street elevation.

Window Replacement – New Year Planning

In the new year, we will be placing a strong focus on window replacement across the two elevations that we are currently working on. This is a key step that, once completed, allows the new cladding to be installed.

Access to apartments will be required for these works so that we can make good any internal finishes affected during the window replacement. We will provide further communication and scheduling in the new year to ensure this is managed in a coordinated and convenient way for residents.

Christmas Site Closure

Please note our Christmas working arrangements:

• Last working day: 23rd December

• Works resume: 5th January

During this period, the site will be fully secured and no works are scheduled to take place.
